RULES TO FOLLOW WHEN YOUR HOUSE IS BEING SHOWN
THOU SHALL NOT TURN DOWN A SHOWING. You only get one chance for prospective buyers to see your home.
THOU SHALL NOT LET ANYONE IN WHO KNOCKS ON YOUR DOOR. People see a real estate sign and want to see your home. NEVER let them in for safety reasons. Refer them to me so I can screen them first.
THOU SHALL KEEP YOUR HOME IN SHOWING CONDITION AT ALL TIMES. Every day, make your bed, clear countertops, do the dishes, put dirty clothes where they belong, etc...
THOU SHALL HAVE NO CONTACT WITH PROSPECTIVE BUYER OR THEIR REAL ESTATE AGENT. I will notify you of the date and time of a showing. If they ask questions about the home, the agent needs to call me first.
THOU SHALL NOT BE PRESENT AT SHOWINGS. This is not negotiable.
THOU SHALL REMOVE ALL PETS BEFORE A SHOWING. People may be allergic. They become distracted by jumping dogs and loving cats.
THOU SHALL OPEN CURTAINS AND TURN ON LIGHTS BEFORE SHOWING. People have no interest in a home that appears gloomy.
THOU SHALL HIDE ALL PRESCRIPTION DRUGS, VALUABLES AND FIREARMS. Make sure they are not visible and that your computer is password protected too.
THOU SHALL KEEP YOUR HOME ODOR FREE. No pet smells, cooking smells, or strong potpourri.
THOU SHALL TAKE THE FIRST OFFER SERIOUSLY. 90% of the first offers are usually the best offers. If you don’t like the bid, negotiate instead of rejecting the offer.
